Apartments.

Apartment projects live and die on the plan set and the permit. A building that is approved but not permitted, or permitted on documents that are not complete, does not get built on budget. Grex brings the approvals, the documents, the contractors and the capital onto one record and carries the building to occupancy.

What makes apartments different to develop

The building permit is its own gate

Site plan approval does not permit a building. The building has its own code review, its own document requirements and its own sealed set, and it is often the step that stalls.

Old approvals age

Projects approved years ago may need to be brought current to today's codes and conditions before anything can be permitted. Knowing exactly what still stands is the first job.

Vertical cost moves with the documents

Incomplete drawings get priced as risk. Bids on complete, coordinated documents come back tighter and hold through construction.

Lease-up is part of the schedule

Units deliver in buildings, not one at a time. Construction sequencing and the certificate of occupancy for each building set when rent starts.

The approval path

Every jurisdiction differs, so the path is established in diligence. Common instruments:

  • Zoning confirmation, rezoning or a planned unit development where density or use requires it
  • Site plan approval with utilities, stormwater, parking and landscaping
  • Building permits on a complete, sealed set of construction documents
  • Soil erosion and sedimentation control before earthwork
  • Utility service applications and connection approvals

Where these projects stall

And how Grex handles it
Risk
Approved, never permitted

Approvals expire or fall behind code while the building waits for complete documents. Grex sorts every finding into verified, preliminary or unresolved and works the list.

Risk
Plan sets that are not complete

Missing disciplines or seals surface at permit review. Grex checks the set for completeness before it is submitted or bid.

Risk
Bidding too early

Hard bids on incomplete plans price the gaps. Grex sets the Control Budget first and takes hard bids on complete plans.

Risk
Earthwork gates missed

Erosion control and utility permits can hold up the first shovel. Grex tracks each one to the agency that controls it.

What Grex runs

The full approach

From the first look at the parcel to occupied homes. Owners work with one team; Grex works with everyone else.

  • Diligence: what is approved, what has aged, and the path to a building permit
  • Plan set completeness review and the design team brought under contract
  • Resubmittals, permits and conditions tracked to closure
  • Control Budget set before bids; contractor procurement on complete plans
  • Construction through certificates of occupancy: one schedule of record, verified progress, draws through title

Questions owners ask

Can Grex take over an apartment project that has stalled?

Yes. Grex starts by establishing exactly what is approved, what has expired or aged, and what the building permit requires, then carries the project from there.

Does Grex replace the architect or general contractor?

No. Grex brings the licensed architect, engineers and contractor under contract for the owner and runs the project around them. Grex is never a trade itself.
